This bright and airy flat offers plenty of space for groups to relax and unwind. The open‑plan living area flows into the kitchen and out to the garden, creating a spacious and sociable environment.

Decorated in a fresh, colourful palette, the home feels both welcoming and cosy. The large, comfortable seating is perfect for a quiet night in after a busy day. The Smart TV includes Disney+ and is paired with a surround‑sound system. You’ll also find a wide selection of cookbooks and board games to enjoy during your stay.

The main bedroom features a standard double bed and its own ensuite shower room.

The second bedroom is more compact but still accommodates a double bed. Please note that the bed can only be accessed from one side and there is limited storage space.

In the lounge, there is a single sofa bed suitable for one additional guest. It is on the firmer side, but a deep 15cm mattress topper is provided for comfort.

The flat can accommodate up to 5 adults and children. There is also space for one infant or toddler in a travel cot (provided) in the master bedroom if required.

A log burner is available for guest use, though firewood and firelighters are not supplied. Outside, there is a BBQ for summer use. Our cleaners only service the garden seating and BBQ monthly, so please ensure they are left clean for the next guest.

Please be aware that this property is also a lived‑in home when I am not working away. Some cupboards are available for guest use, while others are locked; everything is clearly labelled in the kitchen to help you find what you need easily. Most personal items have been removed, though a few remain to help maintain a homely feel.

For fire safety reasons, we advise that this property is not suitable for guests with limited mobility. In an emergency, the safest exit from the bedroom may require climbing through a large ground-floor window if access through the kitchen is blocked.

The home and private garden are yours for the whole stay, with no shared spaces.

Parking is not available directly outside the flat, but you can briefly pull up on the street to load or unload. If parking is needed, it is available at the Cavendish Hotel, around 100m along the same road. Spaces can be booked in advance via the Your Parking Space website/app. There’s no daily limit, so you can reserve parking for your entire visit. It’s usually very reasonably priced at around £6 per day, though rates may vary. During the summer months, advance booking is strongly recommended.

Exmouth train station is approximately a 10‑minute walk away for guests arriving by rail.

The nearest electric car charging points are available on St Andrews Road, within 5 minutes walk.

We have a dedicated Guest Management Team who are on hand to help with any issues you may have during your stay.

If you’d like to request early check‑in, late check‑out, or an extension to your stay, please contact us as early as possible. We’ll accommodate where we can, though this may incur an additional charge.

The apartment is stocked with hand soap, a couple of toilet rolls per bathroom, and basic kitchen essentials such as a sponge, washing‑up liquid, bin liners, and salt and pepper. If you require anything specific or additional, please bring it along for your stay.

Had a lovely week at Dawn’s place. It is ideally located within walking distance of beach, restaurants and cafes. It is spacious, super clean and has everything you need. We also loved that it stayed so cool on hotter days.

We really loved our stay. We were concerned about the access and parking as I have a physical disability, but Dawn was really helpful and explained about the steps situation at the front and rear of the property and the parking at the hotel down the road.
Parking was not too bad at all, everything was an easy walking distance so we didn’t use the car all week. The shops and station were about 15 - 20 minute walk. There was a nice pub and the beach literally over the road metres away.
The kitchen was beautiful and we ended up cooking a couple of the nights because the facilities were so good.
If we return to next month, I would definitely look up booking this accommodation.

Dawn’s apartment was perfect for our ten night stay. It was lovely and cool and we enjoyed the location. Everything was comfortable and it felt very much like a home from home. We will be back!

Positive: Excellent location!
Negative: No kettle in the kitchen and only one teabag (though a variety of herbal tea bags). We couldn't get the induction hob working and couldn't contact host and no reply to text. Paid for parking at the Cavendish hotel but they only have a few parking spaces and none were available.

Poor experience upon arrival. Dirty hand basin, stain on bed linen, food crumbs on side table, dining table dirty (table is wonky/not flat), food crumbs in table mats, shag pile rug filthy / not hoovered and covered in food crumbs, dirty kitchen pans, tea splatter stains in en-suite shower wall, hair in bathroom, outside area not jet washed or clean to use. Not a sofa bed, it’s a futon with a thin mattress to put on top. Small bedroom is suitable for 1 adult only as bed is pushed up to wall and limited space to put suitcase, hang clothes etc. Flat not adequate for 6 people. Toaster is small for 2 pieces of toast, crockery is a ropey and new pans needed. Kitchen worktop space limited. Noisy breakfast bar chairs.
Flagged issues with host and co-host arrived to property unannounced and wouldn’t leave until problems rectified (horrified!) Made my family feel very uncomfortable with such a rude, abrasive manner. No apology from anyone and no support from Airbnb.

We had a wonderful stay at Dawn’s flat. It was beautifully decorated and had such a warm, homely feel from the moment we arrived. We especially loved using the log burner on the cooler evenings, it made everything extra cosy.
The location was perfect, with the beach just across the road, which was so convenient for the kids. There are plenty of fantastic restaurants nearby, and everything we needed was within easy walking distance.
Dawn and Maria were also excellent hosts, they were very responsive and helpful throughout our stay.
We had such a relaxing holiday and we will definitely be returning to Exmouth in the future!

Tastefully decorated and very cosy for a Winter stay. Just across the road from the beach, it was well located for sunset walks and morning coffee and treats along the promenade. We want to move to Exmouth so will likely book again when viewing properties. Would highly recommend.

Superb !!!! Amazing place could live there. Across road from sea and so many great restaurants near by. Neighbour’s are wonderful chatty & friendly you can walk into town or bus service practically out side front door. Honestly they have thought of everything in this apartment when you think you have forgotten something from home you’ll find it in this apartment. I first stayed here in summer it was magnificent. Now in winter it was magical watching the blustery sea and winds. If you’re thinking about going just do it. Sofa and all chairs you sink into wow. Thank you so much xx

We booked on very short notice as the venue we had booked had to cancel us due to a leak. Rebooking was easy with an immediate response from Dawn and the property was absolutely lovely, a very satisfactory alternative for us and 3 mins walk away from Rockfish where we had our first night dinner and a short taxi ride away from Lympstone Manor which was the main reason for our visit. The property was cosy, clean and very well appointed. If we were to stay in Exmouth again we would choose this again. Thank you Dawn!

Although the flat is really lovely and is a seafront location, it is a basement flat with no sea views. The steps down were quite steep for my elderly mother. The second bedroom has a double bed but it's really tight space so not ideal. Apart from that the flat is lovely, modern, warm and well equipped.

The location of this apartment was amazing , walking straight out on to the sea front.. you can't ask for more than that. and a nice pub next door if you wanted to go out for food.

Dawn was quick to respond to my messages.

The accommodation had all the facilities you could ask for a comfortable stay , plus an outside area to sit if you wished too. was quiet in the evenings as well.

The location of this property is amazing, just a stones throw from the beach and a short walk into town. The layout was great for us with it being all on one level. It was well equipped and had the bonus of a garden although we didn’t get chance to use it due to the weather!

We had a lovely stay at Dawn's flat. Had everything we needed for a relaxing holiday and was the perfect location for beach days and exploring the coast and the town. Lots for children to do within walking distance, and a great base for exploring further a field as well. Flat was comfortable, well laid out and clean.

We definitely recommend Dawn’s place in Exmouth. The location is perfect and the accommodation itself is fabulous - having access to private outdoor space as well as the promenade is a such bonus. It was easy travelling back and forth to Exeter where our daughter is at University - close, but not too close … Dawn was quick to reply to messages and has left brilliant local recommendations in her thoughtful guide book for the property. The restaurants she suggested were well worth visiting! Thanks Dawn - we’d happily come back!!

Beautiful flat in a great location just across the road from the beach.
The flat is modern and well furnished. The locked cupboards didnt bother us at all.
Its a pity that there isnt a designated parking space, but we booked a space via the Cavendish Hotel at extra cost (about 100yds away).
Be careful of 6 or 7 fairly steep steps down to the front door.
During a week of extremely hot weather, the flat stayed beautifully cool which was great!
Dawn responded quickly when we had a couple of plumbing issues.
We had a good break away at the sea!

Fantastic location and lovely accommodation. Spacious and well laid out, with a large open family area that’s perfect for spending time together. The outdoor space was a real highlight – ideal for relaxing in the evenings. Would definitely recommend!

We stayed for 3 night with our adult son and his girlfriend and were all really pleased with the accommodation, it is homely and quiet even though it is very close to a pub we never heard a thing. Each room is at opposite ends of the apartment so there is an element of privacy and they have their own bathrooms which are well appointed. The living area is comfortable and the kitchen well equipped. Its in a great location and we walked into the harbour, the town, the park, the beach and cliff walk.
Really no surprises as it was exactly as described. The only thing I missed and this in no reflection on the listing or owner is both beds are only doubles and with both husband, son and his girlfriend 6ft plus we found it a bit of a squeeze!
Would not hesitate to recommend.
