Felicity’s House is a stunning Victorian property overlooking the countryside in the beautiful village of Queniborough.

It has been newly and stylishly renovated with every modern comfort including the hot tub with a view! The garden has a patio and table and chairs where you can enjoy the view with a glass of wine.

Inside you’ll find three comfortable bedrooms, a fully-equipped kitchen, two spacious living rooms and a beautiful bathroom ‒ the ideal base to explore the heart of England.

Felicity’s House is a detached rural retreat full of charm and character where you can relax and recharge.

It has been lovingly restored to offer a welcoming uplifting stay. When you step through the door you’ll find airy rooms and lots of space, three comfortable bedrooms, one with a king-size bed, two roomy living rooms with large TVs and a stylish bathroom. The spacious kitchen with a table seating eight overlooks the garden and there is lots of free parking space just outside the front door.

Queniborough, with pretty cottages and St Mary’s church with the famous 162-foot needle spire, is the perfect location for exploring the beautiful countryside and market towns of Leicestershire and Rutland.

Felicity’s House is ideal for holidaymakers with country walks and 15 minutes from historic Bradgate Park ‒ home to the 550 red and fallow deer who roam around the romantic ruins of Lady Jane Grey’s childhood home. You can explore the many hiking and biking trails then return to your peaceful rural retreat to enjoy the hot tub in the garden!

You can visit Leicester’s National Space Centre and the King Richard III Visitor Centre next to Leicester Cathedral where the King lies following his famous discovery underneath a car park!

There are plenty shops, popular pubs and restaurants nearby, including the amazing variety of Indian cuisine!

The Hot Tub is available until 9 am on the day of check out to allow us time to get it ready for the next guests.

We have access to the local village tennis court which can be booked for free.
Please bring your own tennis rackets and balls.

The court can be booked at the Post Office - 9am to 530pm Monday to Friday, Saturday 9am to 1pm.

The key will be kept at the house but a charge of £20 will be made if lost or damaged.

Stayed at house for 2 nights - it was beautiful sunshine and the jacuzzi and garden area were well appreciated.. large kitchen table for us all to eat at - bedrooms large and extra room in living rooms..

Couldn’t recommend this place enough! The house was lovely and rooms were huge. The kitchen was fully equipped and had a great outdoor seating area & the hot tub was the cherry on top. The house was in a beautiful village, perfect walking distance for a coffee/lunch too. We’ll be returning! 😀

This place is really good if it’s available then definitely worth booking, very peaceful, the location is perfect for getting about. Shops are close by, the main village is a few minutes drive.
The house goes above and beyond with what anyone needs. Full of character, the kitchen is fully stocked and so much space.
The downstairs toilet is a great addition and comes in handy.
The garden and hot tub are really nice and private.
Ample parking.

Nice 3 night half term stay with family and our dog. Only travelled about 40 miles from home but just needed a change of scenery and a hot tub! Good location with 3 good pubs within 15-20 minute walk. Visited Bradgate Park for the first time ( 15 mins drive ), which was really nice and interesting. Hot tub was 'hot' and house is very spacious with good TV and other facilities. Shower was really nice too! Dog loved the huge back garden! All in all, a really nice time was had.

Loved our last minute stay here! Hosts kept in touch and on hand to support if needed. The property and hot tub were just amazingly lovely and spacious … Master bedroom even has enough space for yoga mats.

Certainly an older building leaking heat but the radiators & bedding were plenty warm enough, maybe pack slippers for the tiled floors. House was beautiful ❤️ Hosts were great, amazing location for walks and activities, visited both Beacon hill and Brad gate park. The bp garage was a short walk for essentials, we’ll be back for sure!

Many thanks Justine/Felicity for letting us all stay over the festive period. All in all it was a great experience apart from the overall cleanliness of the property was below our expectations on arrival. However, the kids and bigger kids loved the spa and it was a great feature to keep them all entertained over the few days. Everyone slept well which was also a big bonus. Many thanks.

Great communication from the minute we booked. Only marked it down from 5 to 4 because the heating was a pain and the hot tub was ok but no lights or full jets working, that said we did use it 3 times and had fun. House is spacious, comfy beds. Had some nice meals and days out. Was a hide 2 day break!

We felt right a home in the cosy environment and the hot tub was a delightful addition to warm us back up after the chilly countryside walks! Such a lovely home!
We stayed here for a girls weekend and had the best time. Super spacious, beds were really comfy and hot tub was perfect.
The house is located on a main road but it’s so peaceful and the garden over looks fields. Lovely local pubs
The host regularly communicated ahead of our stay and was immediately responsive with any queries.
I’d definitely recommend to anyone and would book if staying in the area again

We stayed here for a weekend getaway to celebrate a 30th birthday with 8 friends and our dog, and it was absolutely perfect! The location was fantastic — close to everything we needed, but still peaceful and relaxing. The house had plenty of space for our group, and we felt right at home from the moment we arrived. It was the perfect spot for a fun, memorable weekend. We’ll definitely be back!

We had a wonderful stay! Beds were very comfortable with nice thick duvet. All the kitchen equipment you could need inc milk tea coffee sugar! Place was warm with the option to change heating and the electric fire. Hot tub was set up for arrival, lovely and warm. The host also recommended local walks and kindly booked the local tennis court for us on both days which was a fun activity only a short walk away!

Overall fantastic property with all you could need with a very helpful, responsive host!

We had a fantastic stay at Felicity’s House. The property was spotless, beautifully presented, and had everything we needed for a relaxing break. The hot tub was a real highlight and the perfect way to unwind after exploring the area. Communication with the host was excellent – clear, prompt, and very welcoming. The location was peaceful, yet convenient for local attractions. We felt very comfortable and at home from the moment we arrived.

We had an amazing stay! Beds were super comfortable, the house was SO spacious! All of the equipment provided for cooking breakfasts, lunches, dinners. Also things like oil, salt pepper were provided. Easy to get into the house. Loads of space outside to relax and enjoy the scenery and sunshine. Hot tub was wonderful but would have appreciated extra towels for hot tub! And would have benefitted from an extra toilet downstairs. Otherwise, can’t recommend the place enough. We would 100% come back to stay again. M&S shop 2 minutes away, local town with restaurants and pubs approx 10 minutes walk. Peaceful and serene. Thank you so much!

This was the perfect property for accommodating a multi-generational holiday…including 2 dogs.
The kitchen diner worked for meals and also a games night and the hot tub was a great added luxury.

We will definitely consider booking again.

Stayed here for a family reunion with people from 5 years to 83 years old. Everyone really liked the house. It was lovely and spacious, the kitchen was well equipped, and perfect for family meals and, when the weather was nice, we were able to sit outside. The kids loved the hot tub, and enjoyed running around in the garden too. Overall, an excellent, high quality place to stay.

Very nice place, quiet and very spacious. Clear space and the jacuzzi is a very nice place to be late at night looking at the stars. Will recommend especially for big family .
